• Honey maple: structurally excellent and dimensionally stable, but the orange-yellow factory stain looks completely dated against the white oak floors and quartz countertops that homeowners are upgrading to. The maple itself takes Renner 2K beautifully once degreased and primed.
• Thermofoil: a PVC film pressed over MDF. After 13–20 years the adhesive fails first at the edges of doors near heat and steam — oven, dishwasher, sink. Painting OVER lifted thermofoil locks the failure in; the correct process is heat-gun removal, then prep and refinish of the MDF substrate underneath.
• Failure mode if prep is wrong: paint adhesion loss within 12–18 months. The most common cause we see is contractors who skipped the degrease or the bonding primer step.

The 2012–2020 wave (Great Gatherings, Lincolnville, newer phases)

Slightly newer subdivision stock, similar substrate profile. The thermofoil holds up a bit better at this age, but the maple-stain palette is still the same dated orange-yellow that homeowners want gone.

• Dominant substrate: builder maple, same as the first wave.
