Cabinet Painting North York
North York spans three completely distinct kitchen eras — 1950s–70s solid-wood bungalows in Willowdale, 1985–95 stained maple two-storeys in Bayview Village, and thermofoil condos along the Yonge corridor. We refinish all three substrates from our Vaughan shop, roughly 20 minutes from any North York address.

Our process — from North York kitchen to factory finish
Every kitchen we refinish in North York follows the same four-phase sequence. The shop work is what separates our finish from anything done on-site.
In-home consultation & fixed quote
Sara or Mike visits your North York home in person, measures every door and drawer, identifies the substrate (critical in North York where bungalow solid wood, 1990s maple, and condo thermofoil can look similar at first glance), confirms the colour direction, and hands you a fixed-price written quote before leaving. Same-week appointments are typically available. The visit takes 30–45 minutes.
Door removal & shop transport
On day 1 we remove every door and drawer front, photograph each in place, and label them with numbered tags matched to a reinstall diagram. Doors travel to our Basaltic Rd shop in Vaughan — about 20–25 minutes from any North York address via Hwy 400 or Hwy 401 — in cushioned racks. For condo projects, doors travel by dolly through the regular floor (no elevator booking needed). Your kitchen is functional every evening.
Shop prep, prime, spray, cure
Every door gets substrate-appropriate prep. Original bungalow oak or birch gets Zinsser BIN shellac (seals old oil/varnish) then Aqua Coat grain fill, sanded to 220-grit. Maple, thermofoil, and MDF follow a standard clean, sand, and BIN bonding primer sequence. All doors receive two coats of Renner 2K Italian acrylic-polyurethane, cured 24 hours per coat at 45–55% humidity, 18–22°C. This phase runs 4 to 6 days.
Reinstall, alignment & warranty walkthrough
Cured doors return on reinstall day. Every door goes back to its exact original position using the numbered label system. We install or upgrade soft-close hinges (standard-included where compatible), set alignment on every door, and do a full walkthrough with you. Sara or Mike hands you the 5-year warranty certificate and addresses any touch-ups immediately on the spot.
A Bayview Village kitchen where two colours told the whole story
“The Bayview Village kitchen was solid maple — built to last, structurally perfect after thirty years. The homeowners wanted exactly the two-tone combination they’d seen online: Wrought Iron on the island, Decorators White on the perimeter. The execution is in the sequencing: island doors came to the shop first, cured fully in Wrought Iron before the perimeter doors were sprayed in Decorators White. Everything reinstalled in seven days. The client walked in and said: ‘I didn’t think our kitchen could look like this without a full renovation.’”
— Sara & Mike, Owners · Arsh Art Cabinet Refinishing · 36 Basaltic Rd, Vaughan
The lesson for North York bungalow homeowners with original solid oak or birch cabinets: The prep sequence on 50–70-year-old varnish is not optional — it determines whether the finish looks perfect in five years or starts failing within one. Zinsser BIN shellac is applied first to seal accumulated oil and varnish; open-grain oak doors then get Aqua Coat grain filler before primer. A painter who skips BIN and goes straight to water-based primer on old varnish will see fish-eye, bleed-through, or adhesion loss within a year. If you’re getting quotes on a North York bungalow, ask each contractor exactly what they apply first over old varnish. The answer will tell you everything.

About cabinet painting in North York — what makes local kitchens different
The 1950s–70s bungalow kitchens (Willowdale, Newtonbrook, Bathurst Manor, Don Mills)
North York’s mid-century bungalow belt is the most technically demanding substrate in our entire GTA service area. Homes built between 1950 and 1975 were fitted with solid birch or solid oak cabinetry — built to last a generation, and they have lasted several. But 50 to 70 years of accumulated oil finish, varnish, and sometimes a 1980s laminate overlay stapled over the original doors creates a prep challenge most painters cannot handle correctly.
- Substrate: Solid birch or oak, 50–70 years old; may have a laminate overlay from a previous “renovation.”
- Prep requirement: Chemical assessment of existing finish → laminate removal if present → Zinsser BIN shellac seal coat → Aqua Coat grain fill (on open-grain oak) → high-build primer sanded to 220-grit → two coats Renner 2K.
- If prep is skipped: Fish-eye, bleed-through from old oils, or adhesion failure within 12 months. We have refinished other companies’ failures in Willowdale and Newtonbrook many times — the cause is almost always wrong primer on old varnish.
- Surcharge: $400–$700 for the additional prep day. Replacing these cabinets outright costs $20,000+.
The 1975–1995 two-storey detached (Bayview Village, York Mills, Parkwoods)
North York’s second housing wave produced larger kitchens with stained maple and golden oak from the era’s standard builder palette. Many Bayview Village and York Mills homes have custom-quality cabinetry with solid construction — just a dated stain colour. Two-tone finishes (Wrought Iron island, warm white perimeter) are the standout project type in this tier and photograph exceptionally well for resale.
- Substrate: Stained maple or golden oak, occasionally custom cherry in higher-end Bayview Village builds; door counts 26–38 doors typical.
- Common concern: Homeowners preparing for sale want a transformation that photographs beautifully without spending $20,000–$30,000 on new cabinetry.
- Prep: Standard sand + BIN bonding primer + Renner 2K; cherry gets additional BIN shellac for tannin block.
The condo corridor (Yonge-Sheppard, Yonge-Finch, Yonge-Eglinton)
High-rise condos along the Yonge corridor are fast, smaller projects — 12 to 20 doors is typical. Thermofoil and melamine over MDF is the standard substrate. The most common question from condo owners is whether building logistics make it complicated. The honest answer is no.
- Logistics: Doors travel out by dolly through the regular floor (no elevator booking needed). Concierge notification and visitor parking booking are the only steps required from the owner’s side.
- Working hours: 9am–5pm covers 95% of a condo kitchen project without issue. Service entrance used where available.
- Timeline: Condo kitchens often finish in 5–6 days due to smaller door counts.
